If you really want to find something on 40ft, you can do some research with google, and use key words: 2D resistivity, imaging, tomography.

grid search using a well bore.

Basically you just drill a small bore well about 60 feet deep in the center of your search area. The receiver goes in the well bottom and is moved up a foot or so for each group of grid readings. A transmitter is used at each grid point for each receiver setting in the well. Your data is a 3d image of the search area and can be loaded in mapping software to have a look. Most I have read about use a frequency around 200k cps, or one that is non-interfering. Interpreting what the charts shows is an art more than a science.
